DS Architects Pte Ltd Awards and Credentials
Located at 292 Joo Chiat Road, this project involved the addition and alterations to a secondary conservation building nestled in the heart of Joo Chiat Road. The building, an exemplar of art-deco style dating back to the 1950s, originally comprised four shophouse units sharing a common facade. Over the years, it transitioned through various uses, serving as a bank and later as a hostel. Rather than opting for a rear tower block addition, the decision was made to preserve the integrity of the building’s original form, with the addition of a lift core to accommodate modern amenities.
During the meticulous restoration process, the focus was on preserving the building’s historic features while adapting it for contemporary use, specifically as a co-working space. The iconic red fair-faced bricks lining the balcony walls and ventilation sleeve blocks at the rear facade were painstakingly retained. Original galvanized mild steel windows, doors, and ironmongeries were restored wherever feasible. Additionally, the glass blocks facing Dunman Road, which had been previously plastered over, were faithfully restored to their former glory.
Internally, significant attention was paid to the lift lobbies and toilets. The lift lobbies feature a motif reminiscent of the building’s era, employing a scallop pattern wall created with precast concrete tiles. Simple monochrome colors were chosen for the lift lobby design to ensure a seamless transition from the exterior facade to the interior spaces. Strategically locating the common toilets allowed for the utilization of existing ventilation blocks for mechanical ventilation. Mosaic and terrazzo finishes were incorporated into the balconies, reflecting the design aesthetics of the building’s original era.
The project was commissioned by Dunman Capital Pte Ltd and completed in 2020 under the category of conservation. Its exemplary restoration efforts earned it the prestigious URA Heritage Award in 2022, receiving a Special Mention for its commitment to preserving Singapore’s architectural heritage while adapting to contemporary needs.
